Welcome to St. John’s!

Not quite, but we wanted to be the first to say it!

A Smooth Transition

Whether you’re relocating for work, family, or simply looking for a change of pace, navigating the neighborhoods of this vibrant city can be overwhelming.

Our comprehensive guide helps you figure out where in the city you might fit best, and gives you all the Townie tips on things like the home buying process, school zones, childcare, and so much more to help make your transition into the city be as smooth as possible.

Please note: like Kenmount Road, we are still under construction (you’ll get the joke when you get here!); we are working on creating a comprehensive guide to all neighbourhoods in the city - if you’re looking for information on a neighbourhood not seen here, we definitely have it, so just ask!

What you need to know:

  • In order to buy in Newfoundland, you must be represented by a lawyer based out of Newfoundland, in the area that you are planning to buy in.

Additionally, if you are securing a mortgage for the property, you will need to sign the documents in person at your lawyers office. If you are not able to be in-town prior to closing, alternate arrangements can be made.

Another fun thing about buying in Newfoundland… No land transfer tax! This helps save on closing costs, which is typically ~1% of the purchase price.

  • Home inspections are common practice in the St. John’s area. The home inspection typically happens within 2 weeks of acceptance of an offer; inspections allow buyers to learn more about their future home and its needs. Consider it your manual for home ownership!

We have access to knowledgeable, detail-oriented, and locally trusted home inspectors. These home inspectors are familiar with local building practices, the history of the area, and common issues.

Reach out to learn more about who we recommend and why.

  • The current average purchase price for a home in the St. John’s Metro area is $357,033; this is up 8.4% when compared to the first four months of 2023.

Churchill Park

The area was the first modern suburb of the city of St. John's, and one of the first residential suburbs in all of Canada, with development plans dating back as early as 1944. Initially, it was planned to be a "garden city," with single-family homes on small cul-de-sacs, generous lots, serviced with nearby parks and trails. Today, the family-friendly atmosphere, with safe streets and good schools, makes it an ideal place to raise children.

Additionally, Churchill Park's convenient location near downtown St. John’s allows residents to easily access shopping centers, restaurants, and cultural attractions, striking a perfect balance between tranquility and convenience.

The neighborhood is well-served by local amenities, including schools, churches, and community centers, fostering a supportive and close-knit community spirit.
